Cracked Shingles

Crack shingles are the easiest thing to ignore. The reason is because it may be hard to spot cracks if they aren't of a substantial size. Cracks can appear most easily at the ends. When straining and cracking happens, it'll happen slowly and overtime. Taking a good 5-10 minutes look at your roof before you walk in, can save you ten's of thousands of dollars in potential spending.

Age

Just based off sheer age, it can be time. If your roof is over 20 years old, then it may be time to begin shopping around. Most roofs are meant to last about that long, so if you haven't had any major damage by then, it's time to not take your luck for granted and begin taking a serious look at a new window.

Moss

Moss may seem like it's a purely cosmetic issue. But it's not. In the Pacific Northwest climate, moss is rampant and leads to other problems. Moisture and moss can lead to mold on the internal parts of your roof.
